"Budget considerations"
Getting a good idea for a prospective clients budget and expectations is something we take very seriously. It is the starting point of any project and aligns us onto the same page to mutually start the design process from a realistic perspective, at this point in a project we will provide samples of pricing and completed projects to give you a clear idea of different costs, for various project scenarios. The quoted price below is significantly lower than any other companies currently building in the Niseko area, and just in case you are wondering "no corners cut on quality"- same if not better.... and a longer guarantee- 10 years unconditional!!! Shop around and compare the quality and value. The Japanese price buildings by the "tsubo average" with the western equivalent being “square metre age”. The conversion here is 1 tsubo = 3.3 square metres- "Alpine residence" (see portfolio) is around 70 tsubo @ 620,400 yen per tsubo or just over 40 million yen to build from start to finish all inclusive or 70 tsubo X 3.3 = 231 square metres, 43,428,000 / 231 sq/m = 214,560 yen ($2250 AUD) per square metre to build from start to finish.(5% Goods and service tax included)
"Developing YOUR design brief"
NisekoRDC then starts putting pen to paper, getting your vision down in written form and by using pictures and or examples from catalogues of the materials and colours you prefer for exterior design and leaning to Japanese, western or a fusion of all. Interior design preferences also are considered, spatial and flow requirements in all living areas and the flow of these areas throughout the building must be planned for especially on larger projects. The main aesthetic and environmental considerations are also matched and aligned during this phase, roof plane and angle (with regard to discharge) and snow clearing, also foot print and boundary distance laws, building regulations and any accessable loop holes and Intelligent Material Choice (IMC) for long term maintenance cost savings, furthermore the balance with the surrounding environment, views, sun angle, car parking, outdoor areas, are all meticulously covered.
Now we know what hardware to apply to your design- windows, doors, floorings, heating, security, ventilation, stairs, balconies, porches, vents, and how many lavatories, bathrooms, bedrooms, garages, whether options are required from shops, dens, studies, offices, saunas, to Jacuzzi, or gyms. "Draught plans"
Draught made up of a floor plan and an elevation plan of the vision you have conveyed in the design brief. We do as many draughts as it takes, until you are 100% satisfied before proceeding from this phase. This is also where text becomes a visual plan and your vision takes a format that can easily be adjusted to your every desire.
"Itemised costings for YOUR project"
Once the draught plan is approved it is time to break the project down into a list of individual itemised costs, so you can see exactly where your money is being spent thus providing insight into areas that you would like to spend more money on, or areas that could maybe “diet” a little. By providing an accurate budget and the sound knowledge of where, when and how all funds are being allocated for the project lends greatly to all parties understanding the scheduling required to complete the project on time and on budget, no surprises.
"Finalised plans"
These are the blueprint by which we commence construction, and consists of a finished artists impression of the front elevation of the commission and the completed floor plans for all levels of your new building (and any landscaping considerations) and the elevation plans of all 4 compass points. The approved quote including itemised costs and a schedule from commencement to completion is agreed on along with the payment schedule for the project and lastly the contract is signed and the initial deposit paid. We are now ready to start construction of your powder paradise....
